Free, no-pressure walkthrough · Firm written quotes · Same-week scheduling

Clearing out a family home is one of the hardest projects anyone takes on — usually at one of the hardest times. Whether you’re settling a loved one’s estate, helping a parent downsize, or preparing an inherited property for sale, All Oregon Junk Removal handles the physical work so you can focus on your family.

We’re a local, family-owned company based in Tigard — not a franchise — and we treat every home like it belonged to someone who mattered. Because it did. We sort as we go and set aside anything personal or valuable — photos, documents, jewelry, keepsakes — instead of hauling blind. Usable furniture and goods are donated to local charities (documented for the estate if you need it), and the home is left broom-clean for the realtor, cleaner, or new owner.

How an Estate Cleanout Works

Step 1 — Free walkthrough.
We visit the property — or work from photos and video if you’re out of the area — listen to what you need, and give you a firm written quote. Larger multi-day cleanouts can reserve dates with a simple 30% deposit.
Step 2 — You set the pace.
Take anything you want to keep first, or ask us to set aside categories of items — photos, paperwork, tools, anything — as we work. Nothing personal ever gets hauled blind.
Step 3 — We clear it.
Our crew does all the sorting, lifting, loading, and hauling — every room, attic, basement, garage, and shed. A typical 3-bedroom home takes one to two days.
Step 4 — Donate, recycle, then dispose.
In that order. Usable items go to local charities, documented for the estate if needed, and donations lower your bill with our per-item donation discount.
Step 5 — Final walkthrough.
We finish broom-clean and send photos of the empty home if you can’t be there in person.

What We Handle in an Estate Cleanout

Every estate is different — homes, garages, sheds, and storage units. Our crews handle all of it, including:

✓ Whole-home cleanouts — every room, attic to basement
✓ Furniture, mattresses & appliances
✓ Storage unit cleanouts (estate, tenant & abandoned units)
✓ Garage, shed & outbuilding clearing
✓ E-waste, paint & household chemicals — we take what others won’t
✓ Yard debris and exterior cleanup
✓ Donation runs with documentation for the estate
✓ Broom-swept finish, photo-documented

What an Estate Cleanout Costs

Straight answer: our published trailer-load pricing applies — there is no estate markup. A large 7×14 dump-trailer load runs $960–$1,200, a medium load $600–$960, and most full-home estate cleanouts take one to three large loads. A partial cleanout — one floor, a garage, a storage unit — is often a single small-to-medium load ($240–$960).

The walkthrough and quote are always free, the number we give you is firm, and donations and recycling bring it down. See the full pricing page for every rate we charge.

Out-of-Area Family? We Handle It Remotely.

A large share of our estate cleanouts are coordinated by family members who live out of state. Photo and video estimates, remote payment, photo documentation of the finished, empty home — the entire job can happen without you flying in. Text photos of the property to (503) 455-7920 to start.

Who We Work With

We regularly coordinate directly with realtors preparing listings, estate attorneys and executors, estate-sale companies (we clear what remains after the sale), storage facility managers (tenant, estate, and abandoned-unit cleanouts), and senior-living communities across Washington County and the Portland metro. If you are a professional who needs a reliable cleanout partner, call us — we keep your timeline. See our commercial & trade accounts page.

Estate Cleanout FAQ

How much does an estate cleanout cost?
Most full-home cleanouts land roughly between $960 (one large trailer load) and $3,600 (three loads), depending on how full the home is. Partial cleanouts run less. The walkthrough and quote are free, and donations and recycling reduce the price.

How fast can you clear a house?
A typical 3-bedroom home takes one to two days. On a deadline for a sale closing? Tell us the date — we build the schedule around it.

What happens to everything?
We sort every load: usable items are donated to local charities (documented for the estate if needed), recyclables are recycled, and only the remainder is disposed of. Families consistently tell us this matters more than they expected.

Do you clear storage units?
Yes — constantly. Estate storage units, tenant move-outs, and abandoned units for facility managers. Most units are a single load, quoted from photos of the open door.

What if you find important documents or valuables?
We set anything personal or potentially valuable aside — photos, paperwork, jewelry, cash — and hand it directly to you. We never haul blind.

Can you work with our realtor, attorney, or estate-sale company?
Yes — we do it every week, including holding the cleanout until after an estate sale wraps up.
